Property Management

Our stringent tenant screening process will ensure you get the occupants you're looking for. When you rent out your property, the last thing you want is to be locked into an agreement with a high-risk tenant. Unfortunately, landlords often lose thousands of dollars in missed rental payments and property damages due to irresponsible occupants. We will check for qualifications such as rental history, proof of consistent income, and more.

How it works
We are a small family run company. When you call us you will be speaking to a real person, not an automated system. We treat your property as if it were our own, with care.As your property management team we:
  • Fill vacancies
  • Advertise your rental on MLS and more than 300 websites
  • Handle tenant inquiries
  • Background and credit check review
  • Application process
  • Rent collection
  • Accounting (all security deposits are in a non interest bearing escrow account)
  • Provide you with a monthly accounting of deposits and expenditures
  • Coordinate evictions
  • Available 7 days a week, during our operating hours, to respond to
    rental inquiries and respond to tenant inquiries
  • Licensed home improvement contractor and licensed trades on call

We have three different pricing options.
Investor
  • 8% for owners with two or more homes, monthly charge based on rental amount
  • Half of a leasing fee, $125.00. (one time fee per new renter)
  • Renewal fee, $150.00 (per renewal)
  • Annual inspection of HVAC systems, filters and smoke detector batteries, $149.00 (annual fee)
  • Initial walk through inspection report, before each occupant and a final walk through when renters lease is about to end
  • Monthly statements of property expenses and deposits
  • Maintenance management
  • 7 days a week tenant communication and rental inquiries, during our operating hours
  • Rent collection
Premium Plan
  • 10% monthly charge based on rental amount
  • For (1) door property owners
  • Half a month leasing fee, $125.00 (one time fee per renter)
  • Renewal fee $200.00 (per renewal)
  • Bi-annual property check in , to evaluate condition of property
  • Annual inspection of HVAC system, filters and smoke detector batteries, $149.00 (annual fee)
  • Maintenance management
  • Initial walk through inspection, before each renter and a final walk through when renters lease is about to end.
  • Monthly statements of properties expenses and deposits
  • 7 days week tenant communication and rental inquiries, during our operating hours
  • Rent collection
Gold Plan
  • 11% monthly charge based on rental amount
  • All features of Investor and Premium plans+
  • No leasing fee
  • No renewal fee
  • Free annual inspection of filters and smoke detectors
  • Free bi-annual walk through to check on condition of property
  • Lawn service for vacant property up to 2 months ( 600 dollar value)
  • Full house cleaning before new tenants move in (250 dollar value)
